Small Lot Housing Code delivers a legal framework to design and build lots under 300m2 in size.
The legislation refers to Single Class 1a Buildings and Class 10a Buildings.
When designing a Small Lot Housing Code house, required design elements are:
STREET SETBACK
MIN: 3m for the front facade
BUILDING HEIGHT
MAX: 9m or 3 stories
SITE COVERAGE
MAX: 90% Type A
MAX: 100% Type B
PERMEABILITY
MIN: 10% Type A
MIN: None Type B
PARKING
MIN: 1 car space
SIDE/REAR SETBACKS
MIN: 1m on the side boundary; 0m from the lane
1 m + 300mm for each meter over 3.6m,
2m + 1 m for each meter over 6.9m
BOUNDARY WALLS
MAX: HEIGHT 3.6m high with an average of 3m
MAX: LENGTH no limit
OVERSHADOWING
Not allowed to overshadow open space 6m2 with min. 2m dimension
OVERLOOKING
No overlooking of secluded open space or habitable windows within 4.5m where the room is over 2.5m AFL.
OPEN SPACE
MIN: 24m2 with min 3m dimension at side or rear.
MIN: 12m2 of the balcony with min 3m dimension
FRONT FENCES
MAX: 1.2m if within 9m of the street intersection
MAX: 1.5m (2m for the declared road)

In its current form, a Small Lot Housing Code (SLHC) is used within existing residential estates at the bookend of the block. Also, it can form part of medium density development.
