This prominent Truganina development had a requirement to protect a large area of significant vegetation whilst incorporating new residential subdivision
The Urban design requirements for this site were to give significant place to small to medium density housing. The northern precinct has incorporated a town centre and higher density living, whilst the southern corner had an opportunity to market itself with additional complementary services.
Leakes Road widening has provided essential services for the entire precinct. Generally flat land has allowed for feature adventure park, with elevated contours to provide for destination vistas.

WOODLAND WATERS
WHITTLESEA
Woodland Waters was a 620 residential lot development, set amongst an undulating landscape within River Red Gums and natural wetland. This environment influenced the Urban Design outcome that now successfully overlays the new residential grid. Surrounding rural land demanded unique lot sizes, views and overlooking.
This includes a 20 acre native woodland reserve, over 11 acres of wetlands and park areas plus a 22 acre sporting precinct of leisure and recreation space to enjoy.

KINGSFORD
POINT COOK
Point Cook surrounds was flat enough for landing a private plane, with high visibility. The Urban Design task was to improve this parcel of land with the best use of introduced vegetation for this new estate, whilst delivering a legible road network.
Kingsford land development project was named after Australia’s great aviator, Charles Kingsford-Smith, who departed from Point Cook for his famous flight across the country. This community oriented project has over 500 land parcels.

HIGHLANDS
HUME
Urban Design of Highlands was part of the larger Highlands Master Plan. A significantly sloping site from north to south created the outline for this project.
An Environmental Values Report contributed to the elaborate landscape design including individual parks and traversing, linear, vegetated reserves. This project has over 400 lots with views towards the site being established from the Mount Ridley Conservation Reserve.
Residential densities vary from north to south and the property’s southern boundary has a local town centre.

CRANBOURNE WEST
Existing water way alignment and a regional drainage scheme engineered the direction that this urban design took.
Providing a major road connectivity network separated this site in four quarters, which inherently named the final outcome.
This land has 827 parcels and has been the most outstanding delivery of urban design excellence.

RIVERINA
MELTON
This small land development project considered the design in collaboration with adjacent open space and preserve grasslands. Undulated terrain allowed great views and vistas along the road network. This allowed great house orientation and long views from individual properties.
The design and approval process was streamlined and well executed. Open and efficient collaboration between the project team and council allowed for quick delivery of the project goals.
Located 35km from the Melbourne CBD, Riverina has 336 lots and is strategically located near both the Western Freeway and Western Ring Road, providing quick and easy access to the Melbourne CBD.

Approximately 43 ha masterplanned community. Surrounded by parks and open space at 45 minutes from Melbourne CBD. Adjacent to the proposed Henry Road Recreation Reserve sport complex. Precinct is within walking distance of Pakenham city centre with a range of educational facilities close by.

Land development subdivision for the Arena Estate created a unique road network and a village feel of the precinct. The design incorporated preservation of endangered flora and fauna species.
Great collaboration between all consultancies moved this project forward swiftly, providing logical development design that was successfully approved by council authorities.
Land is centrally located with easy access to all the amenities that Arena has to offer.

Commended for its excellence, Lyndarum North land development design delivered 1158 lots residential precinct. The design had an imposed infrastructure element to incorporate due to its sheer size. This complex project incorporated a number of research teams providing their professional expertise towards a successful planning permit approval. Existing services demanded separation of the precinct into 2 parcels: north and south. The Urban design task was to deliver connectivity throughout the estate and great variety of parcel sizes.
Only 27kms from the CBD, this exciting new development offers an abundance of parks, play areas, facilities for children and a proposed town centre and train station.

MERNDA
Is a jewel of Mernda precinct. Situated along Plenty Road and opposite Woodland Waters Estate, it represents a best practice example of indigenous vegetation preservation.
This medium size development provides unique precincts for standard housing products. The northern parcel addresses the need for smaller residences and central functions.
Attractively landscaped streetscapes, remnant red gums and established parks provide a wonderful backdrop for residence. Berry Lane home sites come in a variety of sizes, styles and aspects to suit a range of budgets. Local shops can be accessed in minutes (including proposed Town Centre) making Berry Lane a desirable destination.

THE MARQ
UNIVERSITY HILL
MEDIUM DENSITY DEVELOPMENT
This narrow parcel of land adjacent to the town centre provided an opportunity to explore different development styles. An architecturally designed group of attached town houses were proposed to overlook re- established wetlands. The subdivision incorporated the design of all parcels, access and an internal traffic plan.
The two storey homes built at The Marq have been designed to maximise space, functionality and overall livability with the open plan living and dining areas designed to capitalise on natural light ensuring energy efficiency.
The home designs address housing affordability with a competitive price point, whilst still offering a high quality range of inclusions and specification. This is to maximise land yield and increase overall density across the site.

SUNBURY
Rosenthal is a flagship land development project, breaking through the new market with a unique selling approach. This design development incorporated existing creek alignment. It is adjacent to the major road network to the east and old residential subdivision to the west. The rolling hills of Sunbury provided diversity of views in the way houses could be situated.
Within this masterplanned development of green spaces, superb home sites and environmentally responsible planning, there is a socially active community of people bonded by their location.

SLOPING SITE: CASE STUDY
MECENE collaborated on land development projects where sloping land presented major obstacles for development. Such sites can be designed to accommodated the following types of houses. All energy houses are designed with the end user in mind. Great solar aspects, energy efficiency and practical use of space will enrich any future house owner’s experience and give them joy.

MECENE and RAUM architects created these architecturally designed houses with future residents in mind. Their innovative team of architects implemented star rating principals and great solar orientation to support prime real estate for this housing type.

This development project was designed as a collaboration between Mecene and the client Resimax Group. As part of the Whittlesea Council, Mernda Rise incorporates its sloping terrain, land parcels for homes and strategically positioned retaining walls. Challenging terrain provided for dynamic and interesting vistas from north to south and along all roads. Arriving via Regent Street entire estate presents itself as the panoramic views of the environs.
Designed around the local park and protected indigenous trees this estate has a great park interface. Surrounding the park townhouses are located with the best views and shared amenities. Vegetated pedestrian links are connecting open spaces and parks with larger Quarry Hill Park.
